What happens when I book an inspection?

Newcastle Property Inspections contact your real estate agent or vendor to discuss an appropriate time and date to fit in with your contract requirements. You will then receive an email with a written quotation, an inspection agreement and any other agreements for additional services requested. This email will detail the time and date of the inspection.

How quickly can an inspection be booked in?

We will usually be able to perform an inspection within 1-2 days of the request, sometimes the same day.

How long does an inspection take?

An average 3 bedroom house and property should take between 1-1.5 hours to inspect.

Can I attend the inspection?

No, a lot of the time may be spent in sub floors and/or roofs and you do not carry the required insurances to be on site.

When will I receive the inspection report?

The inspection report is usually drafted and emailed the same evening of the inspection. However, on some occasions it may be delivered the following day.

Can I call the inspector after the inspection?

Our building inspectors are available by phone or email at any time after the building inspection, regardless how long after the inspection.

What happens if it is raining on the day of the inspection?

Our inspectors will perform the inspection as per normal. However, if the rain is hindering the inspection process, they may recommend further inspections at a later date.

Does the inspection report include pricing for repairs to defects?

No this is not part of the report.

What qualifications does my building/pest inspector hold?

We comply with the current relevant Australian Standards for Building Inspections AS 4349.1 – 2007 & AS 4349.3 – 2010.

Do you require payment prior to sending the report?

It is company policy to receive payment upon ordering your inspection. For cancellation of inspections, we require 24 hours notice, otherwise the full fee applies. You can arrange a solicitor or conveyancer to order the report on your behalf and we will settle the account with them.

What payment methods do you accept?

We accept credit card or debit card payments from MasterCard & Visa as well as Direct EFT.

What is your cancellation policy?

We require 24 hours notice prior to the inspection start time for any cancellations otherwise the full amount applies. Notification of cancellation must be made by phoning 1300 761 589. Cancellations for Mondays need to be received by midday on the Friday prior. A $30 administration fee will be applied to your account for cancellations outside of 24 hours. Once access has been confirmed by our office with the agent/vendor/tenant, if access to the property or any parts of the property are not possible upon arrival/commencement/within 24 hours of the pre-arranged inspection appointment time, we reserve the right to charge the full amount for the inspection.

 

Do you carry out Building and Pest Inspections on Saturdays & Sundays?

Yes, we carry out building and pest inspections on Saturdays and Sundays. There are no additional charges for inspections carried out on a Saturday.

What Equipment Does Newcastle Property Inspections Use?

In a typical building and pest inspection, we will use a variety of meters, machines and scopes. A few common instruments include:

  • Moisture Meters: These meters measure the moisture content of any given object or structure. We determine moisture levels of building materials and building fabric, explaining our readings to you and identifying any issues.+
  • Thermal Imaging Cameras: This tool operates on the infrared spectrum. This technology will detect inconsistent wall temperatures, possibly indicating termite activity, water leaks, heat loss or gain etc.
  • Borescopes: Flexible or rigid, digital or analogue, we use these scopes to visually inspect small holes and fissures inside wall cavities.
What is included in the Report?

Most of our Building reports are approximately 25 pages and include the following: A description of the property A photographic summary of the major defects A detailed “area by area” description of all the major defects found at the property Recommendations for further investigation A conclusion on the overall condition of the property. This compares the building with a property of a similar type and age. Most of our Timber Pest Reports are 10-15 pages and include the following Were Active termites found? Evidence of Termite activity. Evidence of any previous termite treatment (this is very important). Presence of wood borer damage. Presence of Wood decay fungi (wood rot), especially in external structures where wood rot can pose a potential safety hazard, such as steps, handrails and decks. Conditions that may be conducive to any of the above.

 
Complaints Procedure

In the event of any dispute or claim arising out of, or relating to the Inspection or the Report, You must notify Us as soon as possible of the dispute or claim by mail to PO Box 263 The Junction NSW 2291. You must allow Us (which includes persons nominated by Us) to visit the property (which visit must occur within twenty eight (28) days of your notification to Us) and give Us full access in order that We may fully investigate the complaint. You will be provided with a written response to your dispute or claim within twenty eight (28) days of the date of the inspection.
If You are not satisfied with our response You must within twenty one (21) days of Your receipt of Our written response refer the matter to a Mediator nominated by Us from the Institute of Arbitrators and Mediators of Australia. The cost of the Mediator will be borne equally by both parties or as agreed as part of the mediated settlement.Should the dispute or claim not be resolved by mediation then the dispute or claim will proceed to arbitration. The Institute of Arbitrators and Mediators of Australia will appoint an Arbitrator who will hear and resolve the dispute. The arbitration, subject to any directions of Arbitrator, will proceed in the following manner:(a) The parties must submit all written submissions and evidence to the Arbitrator within twenty one (21) days of the appointment of the Arbitrator; and(b) The arbitration will be held within twenty one (21) days of the Arbitrator receiving the written submissions.The Arbitrator will make a decision determining the dispute or claim within twenty one (21) of the final day of the arbitration. The Arbitrator may, as part of his determination, determine what costs, if any, each of the parties are to pay and the time by which the parties must be paid any settlement or costs.

In the event You do not comply with the above Complaints Procedure and commence litigation against Us then You agree to fully indemnify Us against any awards, costs, legal fees and expenses incurred by Us in having your litigation set aside or adjourned to permit the foregoing Complaints Procedure to complete.
